If you are having trouble making your mortgage payment you may be tempted to respond to real estate lead generation tactics designed to win your business (i.e. provide a listing for the real estate agent).
You have more options than just listing your home. If you want to keep your home you should speak with a attorney and a HUD Housing counselor before speaking with a real estate agent. Don't be fooled by predatory real estate marketing outreach! There are five examples that come to mind...
1. Real Estate Website Promises To "Save You From Foreclosure"
In some cases, foreclosure may be a better solution for a home owner than a short sale. Real estate agents are NOT qualified to make this assessment. Speak with an attorney who specializes in bankruptcy and foreclosure and speak with a tax expert. You should avoid the real estate agent who posts reckless statements like this.
2. Real Estate Websites Promises To 'Save You From Bankruptcy"
In some cases, bankruptcy may be a better solution for a home owner than a short sale. Real estate agents are NOT qualified to make this assessment. Speak with an attorney who specializes in bankruptcy and foreclosure and speak with a tax expert. You should avoid the real estate agent who posts reckless statements like this.
3. You Receive A Letter From A Real Estate Agent That Promises To "Save You From Foreclosure"

5. The Real Estate Website Touts Short Sales And NOT Home Retention
Real estate agents earn commissions when they sell houses. They do not earn money to help you keep your home. A GOOD real estate agent, an agent who understands the full range of your options, will feature home retention options prominently on a website. Sadly, few agents offer this information. Most real estate training has a focus on short sales and "getting the listing."
The following is an excerpt from "Real Estate Dough," by leading real estate author, Bernice Ross, Ph.D. (Rossdale Press, 2008) by Bernice Ross, Ph.D.:
"Frances Flynn Thorsen ... raised an issue that almost no one in the real estate industry has addressed. In our rush to become foreclosure experts and to close more short sales, we have neglected the most important role that we could play ... assisting homeowners in restoring their hope and providing them with a path to staying in their homes."
I have a list of options we can talk about - ways to keep your home (if that is what you want), and other options.
